After many months of waiting for the dream new apartment, the longed-for day of receiving the apartment is finally coming. The developer will hand over the keys to the apartment. The receipt of the apartment is a very important moment. This is the moment when you can check whether the actual condition of the flat is consistent with the assumptions set out in the contract and report all defects to the developer and order the developer to repair them.
Checking the apartment
The moment when the developer hands over the keys to the apartment ends the construction phase of the house. The investor shows the buyer’s apartment and is very curious about his reaction and opinion. If the buyer is satisfied and does not report any defects, the developer has peace of mind and confidence that the investment has been successfully completed. In order to come to the conclusion that the new apartment meets the buyer’s expectations and that it has no technical faults, the apartment should be made. The actual state of affairs should be consistent with the provisions of the developer agreement, which precisely defines all technical specifications and materials from which all elements are to be made. If the apartment is on the top floor, it is worth paying attention to the ceiling. Any stains or discoloration may indicate improper roof construction. It is absolutely necessary to check the operation of electrical installations and the installation of heaters. Properly installed windows and doors close and open without any major problems. Windows must be tight. The meeting ends with a protocol in which all reported defects are recorded. In the event of defects in the building structure, the buyer has 3 years to report defects and demand their rectification.
